The loan-to-value ratio (LTV) compares a loan amount to the appraised value or purchase price of the asset securing it. Lenders use LTV to measure risk: a higher LTV means less borrower equity. LTV is usually measured at origination, though updated LTVs are sometimes used. It is a key credit factor when evaluating a loan participation pool.
