The servicing spread is the fee an originating lender keeps for servicing a loan sold in a participation. It is paid by reducing the coupon passed to the buyer. For example, with a 25 basis point servicing spread on a pool with a 3.00% gross WAC, the buyer receives a 2.75% net WAC and the seller keeps 0.25%.
